Why choose us to value your home
How we conduct our free property valuations
We focus on fully understanding your property, your ambitions, and your future needs. This means we’re able to give an accurate, timely valuation of what your home may be worth.
Once you鈥檝e filled in our valuation form, we鈥檒l get in touch about valuing your home. We鈥檒l ask a few questions about your house and your requirements, and then we鈥檒l set up a time to meet with you and view the property.
We鈥檒l walk around your home, garden and any additional amenities included in the sale. We recommend a clear, fresh space, like what you鈥檇 present to a potential buyer.
Viewing the property can take from 30 minutes to a few hours, depending on the property鈥檚 size and features. During this visit, we鈥檒l ask more specific questions about your home to get a better idea of what it could be worth.
Once we鈥檝e visited your property, we鈥檒l follow up with our market recommendation report via email. This will include 鈥榗omparables鈥 鈥 examples of similar properties that have helped us come to the best estimate of what your property may sell for.
We鈥檒l also share our terms of business should you decide to sell or rent with us, but you have no obligation to do so.

Frequently asked questions
What you need to know about property valuations.
A free property valuation or market appraisal differs from a RICS or 鈥榬ed book鈥 property valuation. This service is a property appraisal where we鈥檒l give you a guide price ahead of putting your property on the market or up for rental to give you an idea of what it may be worth.
A formal 鈥榬ed book鈥 valuation is prepared in accordance with the RICS valuation global standards, and can be used for tax, legal and financial purposes. For more information on formal valuations, visit RICS formal property valuations.
Our informal property valuations are free. We鈥檒l provide an appraisal of your property to give you an idea of what your home could sell for. This is a guideline for a potential sale price based on certain criteria.
Not at all. A market appraisal is a commitment-free, no obligation service performed by our local property agents to help you make informed decisions about your home.
We value all kinds of properties, from London apartments to country estates, and everything in between. If you鈥檙e unsure whether we鈥檙e the right fit to value your property, get in touch and let鈥檚 have a conversation.
A remortgage valuation is how a lender confirms the value of your property when it鈥檚 time to remortgage your home. These valuations are usually requested by the bank, but if you鈥檙e looking for an estimate while you consider your options, we can provide a free property appraisal.
- Property details (number of bedrooms and bathrooms, facilities, size and scope, décor, additional features like a swimming pool, tennis court, etc)
- Location (where it is and what it is near to, local amenities, transport links)
- Current property market (what has sold in the area recently, what the market is generally doing at the time)
Our property appraisals are estimates to be used as a guide only. For a more formal 鈥榬ed book鈥 valuation, contact our RICS Formal Property Valuations team.
As these property appraisals are informal, they don鈥檛 technically expire. However, they may become outdated as the market changes so it鈥檚 best to reassess regularly.
